Brownfield redevelopment to show pride, progress and momentum growing in southwest Detroit

Michigan Department of Environment, Great Lakes & EnergyDetroit’s four major professional sports teams all play in a part of the city known as The District Detroit. Ford Field (Lions), Comerica Park (Tigers), and Little Caesars Arena (Red Wings and Pistons) all sit within a few blocks of the I-75/Woodward Avenue interchange. They’re the foundation of what the city calls its premier entertainment hub. Now a new one is forming, and it’s just an 8-minute car ride away.
The Detroit City Football Club (usually referred to as Detroit City FC) started play in 2012. Despite the team’s name, it currently plays its home matches at Keyworth Stadium in Hamtramck, an enclave of Detroit. That’s about to change. A $190 million redevelopment project will build a new stadium near 20th Street and Michigan Avenue. It’s going to be much more than just a stadium, and that’s where EGLE comes in.
The property at 2301 and 2401 20th Street is contaminated with petroleum, chlorinated solvents, and metals thanks to past uses including a railyard, auto repair, and coal and oil storage. Southwest Detroit Hospital operated on the site from 1974-1991 followed by United Community Hospital from 1997-2006. The property has been vacant since then. The hospital building was demolished in 2026.
